The next step to making this dream yours is very easy.
- Pay the $299 doc fee (completely refundable) to hold the property. We will contact you, usually within a few minutes, but always by the next day.
- Once we have the property held for you, we will draw up a simple contract, at that time we can discuss the remainder of the payment if paying cash, or the downpayment if financing.
- We will forward the cash purchase agreement to you to electronically sign, or the land contract and promissory note (if setting up financing). Either can be filled out electronically.
- Once the property is paid in full, we file the deed with the county. Normally this takes a couple of days. Once we have the deed recorded, we will send you a copy via US Mail and the property is yours to enjoy!

Can you Camp on the property? You are permitted to camp on your land for a 21-day duration
RV’s Allowed? You are permitted to camp on your land for a 21-day duration or you may stay at their RV Campground if you are actively clearing/rebuilding your lot. The RV Park is located directly outside of our FP Community Center.
Mobile Homes are not allowed, but Manufactured are: Mobile homes are not permitted in our covenants. Modular homes with specific guidelines are allowed.

Purchase Information/Fees
Document Fee
A additional fee of $299 to reserve the property is required to begin the purchase process. Also, for land contracts, a $10/mo note fee applies.
Property Owner Association
HOA assessment dues are $275.00 for fiscal year October 1st 2020 – October 1st 2021 (Paid in full currently), regardless of the lot size. Every lot within the park is considered a member of the Forbes Park Homeowners Association, or FPLOA.
Yearly Taxes
Taxes are $82.26 Yearly ($6.86 monthly) This will be split up into monthly payments when an owner finance is desired.
